Should i sell my condo in NJ ?

Hello BP Folks -

I have a question. Due to work related we moved out of our North NJ Townhome and rented it out. So far good with tenants since its just 4 years old Townhome. But i did not see any appreciation at all, and its hard to break even if we sell. With that said i want to know if I should sell it or keep it as rental with below numbers. ( i rented at highest market rental price).

Monthly Cash flow: $137 Minus Expenses or Maintenance reserve leaves no room. ( so far no issues though), self managing remotely.

Appreciation = $0

Payment to Principal = $550/month.

Please let me know if you need more info to help me decide.
