NYS Rental Laws.

Looking for clarification on the NYS Rental Laws. When going to the Tenant rights page it states I have to provide 90 days notice for an increase of rent. My tenants Lease Agreement expired May 2023, putting them Month to Month, is this still applicable? Tenant has been living in the property since May 2022. There’s a lot of changes I would like to make to the agreement as well as the increase. This is my first rental with hopes to expand and learn. Thank you in advance for any help.
