Looking for clarification on the NYS Rental Laws. When going to the Tenant rights page it states I have to provide 90 days notice for an increase of rent. My tenants Lease Agreement expired May 2023, putting them Month to Month, is this still applicable? Tenant has been living in the property since May 2022. There’s a lot of changes I would like to make to the agreement as well as the increase. This is my first rental with hopes to expand and learn. Thank you in advance for any help.

Why have you not filed for an eviction against her as a hold over tenant?  You have to serve her two notices, and then hire a lawyer to start the eviction process.  What city/town is the tenant and your building located in?

Both notices have been given when contacting the Marshall they said if I am receiving any rent I have no case. Even if she is late or paying partials.

Hey everyone, Thank you for all of the advice and support. I had contacted the City Marshall and they advised me if I am getting any form of payment I cannot get her out. The only other option I have considered is offering more cash for keys. It’s a nice 3 bedroom that needs love due to being neglected. It’s my first property and I want nothing more but to take care of it. 

Hello all, looking for advice. I am new to becoming a Landlord and I had inherited a problem Teannat that I no longer want to deal with. I had originally served her as soon as i had closed. She had lived there for a few years prior so she had gotten a 90-day. 90 days after she is still in my apartment and keeps using the excuse as she is looking for a new place. I have other friends in real estate and everyone tells me differently. Some say If she’s paying leave her, others say let her leave on her own terms. I keep asking and it seems to be getting no where for me. I have even offered cash for keys. Perhaps I haven’t offered enough?  We are now months after the 90 day and she’s still in my unit. What should I do?

Hi I am a new investor currently in the finishing steps of closing on a property. The property is in flood zone and it requires FEMA backed flood insurance. The cheapest quote I have gotten is $2800 is there any advice or tips that anyone has for me on how to get a more affordable flood insurance. As well as does anyone have any experience with properties in a flood zone and what are some of your experience with them?
