Can a tenant sell the same products as another tenant?

Is it legal for a small commercial landlord to tell a tenant they can’t sell the same products as another tenant? It does not explicitly say in the lease other than the inability to sell illegal products.

I own a commercial building where I use half of the building for my team and the other half is office spaces rented to businesses. I do NOT rent to any real estate agents, brokerages, or property management companies as they would be a competing business and it wouldn't benefit either of our businesses to share a building. I can legally deny them or other business. Once the lease is in place it becomes a little more difficult to deny the occupant from operating their business.
