Great post. It is probably the most critical component of investing in multifamily. We call it Buy Right Finance Right & MANAGE RIGHT. The opportunity in this part of the market cycle is investors who do not know how to operate.

It is not just valuation with renovation, it is valuation through operation.

The problem is it just isn't a sexy topic. People would rather focus on acquisitions.

I compare it to having children. I have six kids, lots of fun having them, but the real work comes in raising them. Buy your properties and care for them!

We have turned all of our new purchases over to property managers. In the beginning we managed properties ourselves. We found out the hard way that I am a real target for sad stories and excuses when it comes to tenants not wanting to pay on time or pay at all.

    That looks like something from chat GPT to bh

    Anyway, I have a hard time explaining to people time value but if you value your time and hire a good property manager it's a no brainer. We make some of our clients 6 figures in equity through forced appreciation and helping them reposition their portfolios. 

    Then I get the prospective clients making 6 figures on their regular job but they're still swapping out doors on kitchen cabinets or fixing toilet guts in the evenings and can't see the forest through the trees yet.
