Pm charging tenets, but not giving me anything
I have a house in BA being rented out, to price is a set amount and that's what they shown in disbursement to me, however I got a copy on the current leasing agreement with the tenets and found it that they are charging tenets an additional fee for the appliances I provided, as well as the pet fee, both of which they are keeping, and if an appliance breaks or carpets are damaged, i have to replace them... is this legal?

Regarding the legality of it, you'll need to consult a local real estate attorney unfortunately
@J Case those fees sound wrong. Late fees are often kept by the PM but I have never heard of an appliance fee when the appliances aren't rented. And why would a pet fee go to the PM. Read your agreement with the PM. If this is the kind of business they run I would not want to continue with them.

My PM charges a pet fee that they keep, but they also guarantee if the pet causes damage (and the deposit doesn't cover it), that they will fix it. As for renting YOUR appliances to the tenants, that is plain wrong. If the appliances are included, that is part of the rent. I'd have a chat with your PM.

Both parts sounds strange but it will depend on what your agreement says. We have considered renting washers and dryers to our tenants when the owner doesn’t want to provide them. If we did this than we would own the appliances and therefore would not share the rent with the owner.
Your PM is charging tenets? He should be charging the tenants. Problem solved.

My suggestion? Talk to the property manager! I know it's a radical idea, but talking directly to the person you have questions about is the best way to get answers. The rest of us can only speculate based on your limited information. Go to the source and I bet you get the answer quickly.

Are you sure the Appliance Fee isn't a fee for a utility company program that repairs them?
What has your PMC said about these?
