Do you buy home warranty for your rental ?

For example: 


I thought this can be a good way to avoid big repair cost for old homes.

Please click on the magnifying glass in the upper corner and search this topic. Is is literally asked monthly if not weekly. It is a HORRIBLE IDEA!!!  You will end up paying for the tenant to stay at a hotel if water heater< ac or furnace goes out. 

They will come out in a couple days to look at the problem, order the part and come back in a couple days to see if the new part fixes it if they decide you aren’t to blame. Then when that doesn’t fix it they’ll order another part. 

Their entire business revolves around denying claims, trying bandaid fixes, and you getting frustrated and paying someone else to fix it. This sucks for your home, it’s unworkable for a rental where you are required to provide a habitable home or alternative housing.
