Landlords in Pennsylvania must provide tenants with a written list of claimed damages within 30 days from the lease termination. Failure to meet this deadline results in the forfeiture of the landlord's right to use the security deposit for damages. 

DON'T MISS THE DEADLINE!

In cases where the tenant vacates without providing a written forwarding address, the landlord doesn't carry any liability.

If a tenant fails to pay rent or breaches the lease, the mentioned provisions do not prevent the landlord from withholding the security deposit and any accrued interest.

Takeaway:

Itemize a list of all the damages, list how much deposit you hold per your lease agreement and clearly show what is owed to who, and send a certified mail to their forwarding address within 30 days (if they dont provide you one, send it to the property address they were living at and keep a copy of the receipt)
