Is it time to non-renew the lease
I bought a property mid-April and inherited several tenants. Most have been wonderful. One has been a problem since day one. She is passive aggressive and most weeks calls me or texts me at least 5-7 times. My contractor who is my right hand man now no longer responds to her and won’t repair things in her unit unless it’s absolutely an emergency if she is home.
In my state we are not required to turn on our heating systems until October 31 under state law. She began complaining that her unit was too cold and complained to the state when the temperature fell below 65 degrees out and the heat was off. She called me at work to complain that her toilet seat was not warm enough.
We have been doing renovations at this property nonstop since I bought it. I looked at the town’s guidelines for building permits and nothing we were doing required us to get one. However I received a letter last Wednesday telling me I likely needed one. My contractor went and spoke to the fire chief and he said a skinny elderly woman who lives in the building came to town hall and threw such a fit about the work going on in her building needing a permit that even though we don’t technically need one he recommended we get one to make good with the board members and the other people that were there the day she came in pitching her fit.
This has now set us back several weeks, will cost me thousands of dollars that I don’t need to pay and will require many more inspections that aren’t needed.
This woman is on a month to month lease and we’ve bent over backwards agreeing to renovate her unit because she asked allowing her to pick her paint colors because she asked which we never do, and I’ve answered text after text for months.
She also called the state that we were not in compliance with lead paint requirements when there was no lead paint as we had tested for it.
Is it time to just give this tenant notice her lease isnt being renewed and give her the boot?
