Property management of str

We bought an str property a few months ago. It is managed by a property management company since we are oos.

It’s our first str rental so we are not sure how it works with the pm company. We have a owners portal and the person who manages it decides the rate and we never get to see the actual booking, even which website it was booked on. We only see in the portal maintained by the property management company how much we are getting after the commission. Recently there was a booking for a period of 20+ days and the rate booked was ridiculously low so we asked him to cancel that since we recently spent good amount of money upgrading the property and the rate was even lower than a motel rate for a resort styled property with a pool. He says that there was an error in the booking and he will fix it. Next day we see the price is updated ($20/night increase in the rate). We were not happy with that too since it was still very low. Then after an hour we see an increase of $4/night). We are not sure how he did that because we do not have access to the actual booking.

Any insights?
