Unsanitary conditions in my rental

Recently i became concerned about the condition of one of my rental units due to the erratic behavior of my tenant -- furniture on the front porch, garbage in the yard, long rambling texts complaining about the unit, etc...I gave her notice that I was coming to tour the unit with a handyman to do a routine safety and maintenance check. Turns out this lady is a hoarder...things literally stacked to the ceiling, piles of junk everywhere, bags of open garbage, rat droppings, etc...It was truly disgusting. The most concerning thing of all is that she has at least one small child living there. For the sake of the child, I feel I must contact Child Services and report her. Has anyone had a similar experience and would you be willing to share anything you learned from it? Thanks so much.

    I would contact Child Services, and start an emergency eviction for health & safety reasons.
