what's best advice on maintaining bed covers between guests? Do you wash the bedspreads, comforters, etc... or is there a better way?

its 6000 sq ft with 3-4 separate suites. any TIs would be the usual stuff...paint, carpet, etc...

I've had a 6,000 sq ft office building on the market for 18 months and my tenants are moving out in January. I've not had much action on the sale or lease front. Unless I get a tenant or a buyer, I'll have a $7k/mo payment starting in February. The building is on the outskirts of downtown in a major US city. I've got a 3% rate good till 2030 and about 1/2 the monthly payment ($3500 or so) goes to principal so that's a plus. I did a cash out refi a few years ago so I've taken some money off the table. Depending on how you value it, I've got around 30% equity. I'm trying to decide whether to hang in there, drop the price substantially or even consider giving it back to the bank. Thoughts?

We own rentals in Nashville but live out of state. We do all of the marketing, tenant screening, property management ourselves but have a local real estate agent we use just to show the properties when we have a vacancy. We're trying to figure out fair compensation for this person. Any thoughts, experiences? Thanks so much.
