Can I Renew a Lease with Only One of My Two Tenants?

I am helping a friend manage some units in TX. The lease for one of the units is almost up. The unit is currently occupied by two tenants. One of the tenants has requested that the other not be included in the lease renewal because the second tenant is not a great roommate and has not contributed to paying rent. Am I allowed to only renew the lease with the one tenant and exclude the other, and what grounds do I have for doing so? I don't want to portray favoritism or discrimination. Thanks in advance for any help you can provide.
