Looking for advice on a new manager in Toledo, OH - By the Zoo

Hi All,

I've owned a 4plex rental in Toledo for the last 5 years with a lot of success until recently, with the main issue being a new manager that taken over for the retired one has had poor communication and follow-up on my questions, not running ads when they say they will, and ultimately killing my cashflow. I'm strongly considering finding a replacement and would love your advice if you could recommend someone in the area. A little info:

4 - 1 bed / 1bath units - 571 sq/ft - they rent between $450 -$500

One unit has been vacant since September, and after multiple requests they put the ads up after a few month.

One tenant who's been there 3 years is a few months behind on rent.

Other 2 have long term tenants who pay rent on time each month.


I appreciate any advice, thank you!
