Mid-Term Rental Marketing Help!

Hey Everyone!

It's Brittany here! My husband and I are rookie landlords in the Alexandria, VA area trying to navigate the mid-term rental market. Long story short, we've been renting out our Alexandria, VA condo since last March and our latest tenant just moved out. We currently have the property listed on Furnished Finder, Zillow, Airbnb, and we just signed up for Kopa. We have gotten a few inquiries but no bookings yet. Any marketing suggestions? I have heard about craigslist but I am a little scared to market there lol. Any info would be SOO appreciated!

@Brittany Smith I generally prefer hiring out property management to get the property rented. A good PM knows enough people and has enough marketing tricks up their sleeves to keep the properties occupied and turnover low

Outside of that, I second Russell's suggestion. Facebook and its groups can be a great way to find potential tenants. I've found most of my current LTR tenants and a good amount of MTR leads (for my LTR properties) through Facebook

This is a long-term rental. MTR is a made up name designed to sell a book and some YouTube videos.

Advertise the same place you would for any long-term rental (greater than 30 days): Zillow, realtor.com, apartments.com, etc. You'll find more people on regular long-term rental sites than you would on anything designed for MTR, which is not even a term people are familiar with.

If you are renting longer than 30 days, you should screen, collect a security deposit, use a written lease agreement, and follow the landlord-tenant laws for long-term rentals.

Hi @Russell Brazil! Thanks for bringing this up! I forgot to mention Facebook :) We definitely joined a few traveling nurse Facebook groups but I going to see if there are some additional corporate rental Facebook groups out there!

    Get a venture backed short term rental full service management company. Why? You’ll make more and they don’t charge enough to make a profit as their goal is to scale.
