Managing first rental from out of state - CO to FL

My wife and I are moving to Florida in a couple of months and are turning our home into a rental.

This is our first time managing from out of state (we've rented to mid term tenants and done STR with AirBnb while we live on the property) and I'm looking for recommendations on how to manage from a distance successfully. My father in law is a commercial property manager for the military and has agreed to manage our rental as he live 10 minutes away. My handyman also lives 5 minutes from our rental. I just bought David Greene's book on long distance investing.

Looking for advice on best practices!

@Chris C. sounds like you are on the right path. My recommendation is if you are still renting it out start acting like you are remote now. Other than handy man look for a cleaner, plumber, landscaper, painter, roofer, and etc... before you move as it will be easier to line those up now vs later.

Before you move it might be worth getting some PM items completed to avoid and reduce cost down the road. Does the water heater need replaced, what about toilet flappers and seals, any appliance on their last leg? Anything you can get done prior to leaving can reduce cost/ headaches down the road.

Best of luck and hope it goes smoothly!
