Would this just be a lease addendum?

Hello all,

Tenant just moved into the property 4 days ago and now claims that significant other just arrived from South America and would like to add them to the lease. Would you require a rental app, pay rental fee, run all the background checks etc? or just do a lease addendum for the additional person and just add them to the current lease? I just kinda find it odd and fishy with the timing of this all? perhaps I am reading too much into it. Looking for suggestions on the best way to handle this situation and perhaps what questions I might need to ask.. thanks in advance !

i agree with that those were my thoughts as well its a long process, this was planned he had to know she was coming if even what he is saying is true. My question is what do i do if the person doesnt pass the screening? Being he just moved in on 1/16


 If they don't pass, you don't let them move in. Your Tenant will have to break the lease and move elsewhere. You can make them pay a penalty for breaking the lease or they remain on the hook for rent until a replacement tenant takes over.
