Do’s and Don’t’s of Property Management?

Hey Guys! I’m reaching out to several different groups on different platforms so sorry if you see this post multiple times. Feel free to ignore it.

My partner and I are thinking about starting a property management company together and would love to get some of your guys thought who own rentals. Our goal is to run a company that really caters to the property owner. For some background info, we have gone back and forth between self managing and using property management companies on our own properties, so we can definitely see both sides of the transaction.

If you use a property manager what are something’s that you love that they do? What are some things that you wish they did better?

If you self manage your properties, what has been the biggest headache for you and what would push you to consider using a property manager?
