Invoice form for repairs of property after tenant moved out

Hello first time time landlord.  Long story short-old property manager is holding onto the security deposit and said we have one week to send her invoices for the repairs to get the money.  Does anyone recommend a good program that I can use to list the repair, include a picture of the deficiency and then the cost of the repair? Property manager basically gave us the house key and said there were "some issues to address"  which seems like they didn't do a close out inspection at all.  House was brand new and there are quite a bit of things that need to be attended to.  We flew back and did a walkthrough ourselves and took photos. 

Its mostly things that I think are basic like carpet cleaning, paint walls,  but there are some other bigger concerns such as all of the landscaping died even though it was on an automatic drip system-we were never notified of any issues. Also the tenant installed coaxial cable that goes from outside of the house through the wall into the garage...we where never notified or asked about doing projects to the house. What is the general advice for this situation?
