Collecting rent and tracking work orders

Hi everyone! I own property and I am a first time landlord. I have a tenant lined up and they are scheduled to move in next month. I am going to be self-managing and was wondering does anyone have a preferred platform that they use to collect rent online and for work order/maintenance tracking? preferably the same platform just for tenant ease. Thank you!
