After `not finding a renter i could stand to have using my asset i am seriously considering going with NOMAD as they have a very interesting program of taking over the ugly aspects of landlording. Has anyone done a deal with them or even heard of them?

If ai can satisfy my reluctance I would "onboard" with them. If not I will use 1031 and a DST. The DST at 5% generates about $1500/month after QI costs etc. Thats about what the property throws off now but I have to sleep better without meds since the rat tenants had to be evicted.
