Issues with showing unit

I have a tenant who doesn't want to allow showings while he is still here. He is threatening to not leave the unit when his lease ends if we show it potential renters. This would be an issue if we were to sign a lease with a new tenant, and they can't start when the lease says they can pursue damages v. me.

How would you handle this?
