What document do I need to prepare if I am seeking investment

Hi friends,

I build spec houses and I have few relatives and friends want to invest in the new houses.

I do have a simple document which explains to them the percentage of the profit they will make according to the sale price. I also provide to them the exact construction cost upfront and duration of the project. Plus, info on the company.

Do I need them to sign any SEC document? Which ones?
