New Real Estate Investor in NJ Looking for Deals
Hello all! My name is Michelangelo. I am an engineer and I also own my own construction company. I'm looking to start buying investment properties in North Jersey.
I'm having a hard time finding deals where the numbers make sense.
Any advice or guidance would be greatly appreciated. I would also really like to connect with people in my area and start building a network.

The numbers don't make sense in NJ right now, end of story. The summer will have some options as many go on vacation and seller's expectations are still in the clouds, but patience is key if you want to invest in NJ now to offset the taxes. Too many new investors are desperate (for no reason) and overpaying in NJ and will be in hot water in 12-18 months when there is no appreciation because they paid too much. What areas are you looking in? There are some areas that may be softer than others.

Please don't listen to others (sorry others). Listen to me and take what I am saying as absolute truth!
If you try to find "deals" the traditional way, it is extremely rare the numbers will make sense.
Please know as I know this for A FACT: EVERYWHERE there will be deals where the numbers make sense, EVERYWHERE... with the right approach.
Look, no matter what the economy does, there are always people that need to sell fast, no matter the location. A lot of people here do not understand motivation.
It is impossible for me to explain it as you just need to let go of what you think you know about motivation. People ALWAYS ASK THE QUESTION, "But WHY would they sell to you for so low when they can get 3x more listing it/sell themselves/..."
My answer is, "BECAUSE THEY ARE MOTIVATED".. they don't get it. The "MOTIVATION" IS the reason they sell so low.

Backstory?
ARV= $183K-$187K
Cost Of Repairs = $70K - $90K
Offer = $11K
The owner's neighbor offered them $40K.
They had to bring $70K to the table.
They STILL chose us.
STOP asking "But WHY?!", Stop telling me "BS It is impossible".
We do this ALL-THE-TIME!
We are masters at this it seams. While the majority of biggerpockets fights with me about my claims and strategies, we friggin crush it.
So be careful when you listen blindly to others here when they have no stinking clue what's up!
Other case and this is opur record case. We bought a $1/4M house (sounds better than $250K) for a friggin gallon of milk ($10 Yes 10 dollars).
So I am here telling you and everyone else... it is possible. It is VERY possible. Stop telling others it can't be done. You just need to dop it the right way.
The right way is simply this.
Make sure these crazy good deals find YOU. As long as everyone that drastically wants to sell their house, eventually ends up finding YOU, you get all the good deals.
We all know crazy amazing delas are everywhere. The issue is that it is so rare that one person finds them all. It is always that you hear stories about John getting an amazing deal (ONCE) and Dianne got an other incredible deal (ONCE) and Jerrimaima, got a KILLER deal just last week (ONCE, never to hear from Jerrimaima again).
Now what is ONE single person (like me) gets ALL the leads, the good ones the bad ones, the crazy good ones and even the bad ones, and that beautifully handsome person (me) simply cherry picks the best deals. Now suddenly it looks like that we get AMAZING deals, and all of them, right?
How many amazing deals do you think you would get if your inbox looked like this?
And these leads are just from the people that fill in the form on my website. This doesn't show the tons of calls we get every friggin day from the number posted on my website.
You can't get this with DMM. I have been trying FOR YEARS to explain this to people.
The only deal you will make through DMM is from a person you send a mailer to. Now what are the odds, that you happen to send a mailer to one of my crazy amazing deals?
SLIM.
And if you DO reach a person THAT motivated with your mailers, you need to hope and pray they only got YOUR mailer, and not 15 others.
AND you have to hope and pray they won't go to internet to look up your mailer, or the idea YOU implanted into their head that there ARE people out there (cash buyers) that buy house sin cash... and they flocking to internet to find one thanks to YOUR precious mailer.
(Do you have any idea how many phonecalls I get starting with "hey I received your mailer, how does it work?"
And I go: " Gadamnit woman, I don't send any friggin mailers leave me alo.... OHHHH mailers... my mailers, suuure of course, what does the mailer say ohh never mind that, yeah my mailer that cost so much money to send sure my mailer yeah I'll tell you how it works" while I smirk and think "you damn idiots, thank you!".
Make SURE people find YOU. When all roads lead to you, you will get all the leads and you WILL get deals no matter the time of year, no matter the location no matter what happens in the world.
Make sure you adapt this notion as this is KEY to make it big.
Be smart, don't follow the masses, use your own logic!
