Investment Structure Preference

I want to get some feedback from other investors and colleagues. I am a developer that works with various investor groups. I want to get an idea of the preferred method of structure from others. 

Investing in Single Family Homes, I can finish a home in 8-10 months and I'm debating which structure is more investor-friendly. 

Do investors prefer to do a 50/50 profit share on the NET profits after all capital is returned or if they prefer to take a safer structure with a capped return of a capped ROI up to between 10 to 20%?
