First time home buyer.

Any advice on buying a single family in Broward county Fl. It has been very challenging, especially seeing that it is a sellers market. I also wanted to weigh other options as buying an investment property. I’m not sure I should wait to buy either single family or investment property or how to proceed at this time, please advise Thank you.
