cleveland or toledo ohio first time investor looking for realtor

Im looking for a good realtor that can work with a first time out of state investor, Im interested in the Cleveland ohio market and what I have found so far is that anything that appears to be a good deal is gone before i can get an estimate on rehab or do any other due diligence I want to pay cash on something between 35 and 59 k and need someone that really knows the market and Im not interested in any turn key companies any advice please !

@Karl W hicks Investing in real estate is a process...due diligence happens after the contract. I see this all the time with newer investors that get beat down and eventually exit the market. 10% due diligence is enough to offer...finish the other 90% once you have a contract.

Priority 1- remove the property from competition

Priority 2- confirm it's what you thought it was

Your agent will keep you safe with contract contingencies.
