How do I start my marketing campaign?

Hi friends! I want to start doing some marketing so that I can start a buyers list and a sellers list. So, do I basically start with newspaper ads and bandit signs? What should my ads and signs say? And what should I say when buyers and sellers start calling? Should I place separate ads for buyers and sellers or would it be profitable to address both parties in one ad? I appreciate any feed back! Thanks in advance.
