New to real estate investing, any advice?!

I'm a 22 year old looking to get involved in real estate rental properties early. I'm very intrigued and excited, I've been soaking up any information I'm able to via this app, YouTube, twitter. Just looking for any and all advice, I'm planning to own my first property by the end of this year. I've got my finances in order and just want to ensure I'm pulling the trigger on the right target. Again, any advice is appreciated.
