Is direct marketing worthwhile for multifamily listings?

Hello all. First post here. I am looking to get into the fund business and want to start out by buying assets one at a time until I get that track record. However, I am having trouble finding deals in this frothy market. Have any of you had success finding multifamily leads in this manner? Is this a worthwhile endeavor given that the number of recipients is presumably much smaller. Thank you
