New to Short Term Rental

We are closing on a new property that we are using for a short term rental investment. It is located on a lake, is secluded and has a private lake access to a cove. Currently there is a 1 bedroom 1 bath house that we are renovating to a 2 bedroom 1 bath. There is also another building on the property that is around 150 feet from house that we are converting into a 2nd unit that will be a 1 bedroom 1 bath. Since they are so close and the property is so secluded we are wondering do we rent these out individually or one rental as a 3 bedroom 2 bath in 2 units . Any advise would be apprecia
