Partnership split percentage question

Hello Everyone,

I'm trying to figure out a fair way to split deals with my friend. I'm a brand new RE investor (haven't even done my first deal yet!), and planning on partnering with my friend who is a fresher like me.

So, basically we are buying a property which requires us to put a downpayment of 90k. We had decided 50-50 partnership so 45k down each.

I have my 45k ready plus some 15k in excess.

He has 30k and was arranging another 15k.

Now, here’s the main twist and the question. The source from whom he was arranging 15k is not able to fund/lend him, so our realtor has suggested my friend to take 15k from me and repay me in monthly installments which will keep the partnership 50-50. But, if I already have that additional 15k so i am thinking I’ll invest that balance 15k and make the profit split 65-35 and split all the future expense as well as the profit when we sell the property at 65-35.

Am I reasonable in thinking the 65-35 way or should I just lend him 15k and keep it 50-50?

Thanks a ton in advance 😊
