22 years old. Looking to invest or flip my 2nd property

I just bought my first house in March. I turned my downstairs into a second unit to pay for 60% of my rent. I have some extra money and want to know if I should flip a house or invest in a multi family unit and receive monthly cash flow. I currently reside in Hayward California.
