Ok, that probably wasn't nice, but it IS true. Just wanted to share my excitement (yes, I get excited) that I mailed out two handwritten letters last week, and one of them called me back. :) By my math that's 50%

This is another one of my just get out and do it posts....

I decided to take the kiddos out driving for $$ the other day. Taught my 7 year old daughter how to take curb shots of houses from her booster seat in the car, and my 12 year old son wrote down addresses and notes for me. We drove one neighborhood in W'ford, and found exactly ONE perfect house to mail to. Obviously vacant, run down, ugliest house on a block of nicer houses.

We found a couple of FSBO's with signs, but all were fairly nice & prob just didn't want to pay Realtor fees (crazy people need to learn)...but I digress. The 2nd house I decided to mail to was another FSBO with a sign that wasn't as nice.

Got a call back on the 3rd day on the "PERFECT" house, Went and looked at it today. It was apparently rented to a hoarder for 10 years...they took out 150 bags of trash (including lots of ruined carpet) when she moved out. It's about as close to a full gut as you can get without being a full gut.

and it could be a deal...I'll post more if something comes of it.

If you're sitting around, wondering what you can do now to get started, drive some neighborhoods, write a few little notes, and mail them. I was out like what, maybe $1 in postage, 2 envelopes, 2 notepad pieces of paper, and an hour and a half of quality kid time? Well worth it, and it might even make me some money.

GET OUT THERE AND DO SOMETHING!!!!

Ezinwanne Hawkins you gotta get the kids involved early. It's how I get out of being accused of "working" all the time. They love the inclusion, I get to hang out with them, and still be "working" :)
