Need Help Wording a Newspaper Ad Seeking Private Funding........

Hello and thanks in advance. As the title says I need advice on how to word an ad in The Miami Herald. I am seeking private funding/investors to finance real estate purchases. Could someone who is experienced in the matter please give me some advice? It would be greatly appreciated. This is what I have so far but I don't know if it's the right way to go about it:

I appreciate any and all input. It is the first time I have tried this because all of my previous funding came from recommendations. So I am not sure what to expect. I would also love to hear past experiences.  I am new to this community so your patience is also highly appreciated. Thanks to all of you out there.
