Multi Family Mail Marketing

I know there is a ton of info out there about mail marketing, finding motivated sellers and what to write in the letter.

I have found little info on this strategy to find residential multifam houses. Most of what I read has been that they are equally transferable. Write the same letter you would write a distressed single family seller. I feel as if saying the standard "I buy houses cash in any condition" to a bunch of people that likely buy houses in any condition and might get letters hand over fist is preaching to the quire.

Do you guys think hitting directly to pain points might be better. An example being.

"Name;

Are your tired of 

Evictions, Maintenance Calls, Repair Expenses, Showing Units, and Collecting Late Rent?

Are Governor Lemont's new Eviction Laws making you feel uncertain?

I can buy your house at ADDRESS:

I can close fast or slow with cash in any condition

Name, Phone"

OR

"Seller Financing can give you the cash flow of renting without the hassle of managing tenants or cost of contractors.

Amplifying info:

I am marketing in what most would consider a small market. 

There are less than 1000 multifam houses in the area. Not many are clearly in financial distress but plenty do have differed maintenance. About half of the market is owner occupied.

Any other suggestions or tips are appreciated.
