Buyers Agreement...Should I sign?

I am a new investor. I just met with a real estate agent. He seems knowledgeable for the areas I'm looking to invest in.I want to establish a long term relationship with an agent, but he wants me to sign a buyers agreement. Is this normal? Any advice on what to avoid in the agreement? Thanks in advanced.
