My Cold Calling Experience
Hey Folks excited to make my first post on here.
I just started cold calling and I didn’t see anything on here that went into detail on cold calling and cold calling statistics so I wanted to put something up here and spark a conversation.
I’m currently using the mojo triple line dialer and getting my skip traced data from need to skip. (Would love a recommendation on a new data provider, the numbers are mostly accurate but I only receive back about 65% of the address’ I give them)
Calling hours:
Monday-Friday: 4PM-8PM
Saturday-Sunday: 11AM-8PM
I am cold calling only absentee owners with these motivation indicators: Tax liens, out of town/out of state owners, code violations, a D4D list and inherited properties. (Best luck is with D4D and code Violations)
Dialing stats:
Calls per hour: 235 Avg
Contacts per hour: 28
Qualified Leads per hour: 1
Qualified Leads to a deal: 23
*results my vary*
I believe my statistics are pretty good and I think that comes from the targeted lists that I’m calling.
There is a good amount of cursing out and a lot of stop calling me but that just comes with the territory.
YOU DO NOT NEED A SCRIPT!!! Just start off with “hi my name is _____ and I buy properties in ______(city) and was wondering if you were interested in selling your property at ________” and let the conversation flow while gathering the information you need.
If they want taken off the list I take them off when i get to the end then re dial the same list. If they want to sell for the right price I’ll out them into my follow up sequence.
Hopefully this was helpful to anybody reading up on cold calling because I know when I was there was nothing on here that talked about what I wanted to hear. I would love to hear any feed back from other folks who are also cold calling with tips and your stats. I plan on doing RVM and Text blasting in the coming weeks and Would like to hear from anybody with experience in that.
