Seeking Private Lender Advice

Like many I've listened to the pod casts and been a lurker on the forums. This is my first attempt to actually join the forums and post. I'm working on 3 projects at the moment 2 weeks ago we broke ground on our first of the 3 and things have started. So I'm looking for suggestions, and or tips or advice from other syndicators. We are developers and currently developing some prime property with 27 town homes, our property boarders a major park, university and large government agency that's growing and 2.5 min from major shopping centers. Private lenders will earn 12% per annum on first trust deeds secured on prime real estate with 65% LTV (loan to value).

I've joined our local realtors club and looking at running adds in our local surrounding papers... Any
Suggestions on how to make this information more known? Also looking for suggestions how to share outside of our current market area.
