Free or paid, what property management software do you guys like to use? Which software platforms would you recommend for first time property owners with small portfolios?

I use Rentecdirect.com I think we pay about $50/month.  I like the e-app and e-lease options.  I like the online payment portal, and I like the ability to auto charge late fees.

To be fair, most online sites allow all these things.  I don't remember why we picked this specific solution over others like it.
