Selling my duplex -

I'm thinking to sell my duplex. Both units are occupied with $600 per month rent, and I want to raise the rent to $750 when the lease ends. Then sell it to another investor at a higher price since it will be producing more cash flow. Is this a feasible strategy? What is the best way to find the buyer who will pay the highest price? Suggestions? I want to position the property for a good exit.
