Investors for my first rental.

I am looking to buy my first property. I have my LLC but don't have the funding. I currently work for the government so I don't have much money to start, in fact starting the business hurt my credit I will be honest. I need an investor willing to give my company a chance. I found a nice property that can make some money, but I don't have the 20% the banks wanted. I am willing to negotiate a deal for help. The investor who is willing to help me I will send the numbers to indicate how this will benefit both the investor and my company. Please help thank you.
