Investor or save for the down payment

I am just now starting off with real estate investing. I'm ok with finding an investor but my wife would rather save for the down payment on our own. If we save the money on our own, we will be looking at 2 years before we can buy. 

If we get an investor, of course we can get a property within the next 6 months.

I have a pretty good amount in my 401K and could also borrow against it.
