Best Direct Mail Lists

So I have been doing my research into markets and have settled on looking in the Kansas City Market since I have personal connections there and it seems to have great ROI.

I am in the process of putting together a direct mail campaign and would like to hear some other opinions on the best lists to send to and where to get those lists from. 

Right now I am leaning towards the divorcee list. The absentee owners list seems oversaturated and likely has a lot more competition. Is this logic sound? or is the absentee owners list or some other list something that should not be missed?

Also, what do people recommend for the physical letters? Yellow letters? postcards? Is spending the money for handwritten fonts worth it? 

I plan on resending to the same list once every 3-months and go through the same list for a 4-cycles. 

I'm just a newbie who is open to any advice or critiques.
