What company do you use for flip leads (for mailing lists?)

Looking to find leads via mailouts but not sure what the best companies are for leads. We have done a few deals that were random and referrals. Have 21 rental properties that were all rehab properties. Now wanting to get into flips and focusing on multi-family for rentals.
