Cold calling for buyers and sellers leads

I was wondering what your opinion of cold calls nowadays for buyers and sellers leads? 

Curious about how other build their list now?

I was referring to wholesale @Jim Pellerin . I been playing with lists I've put together, skip tracing landlords and asking if they want to sell and if not how about buying? lol I seem to be getting some traction @Trevor Chapman
