How much cash flow in middle Tennessee?

Hey BP community. I'm in the middle of making my business plan with my partner, and while we were working some numbers we needed to know what our average cash flow would/could be? We are in the middle Tennessee area and plan on executing lease option strategies. Just curious as to what the average cash flow is around that area? Or info on how to find out? Just looking at MLS and working the numbers I have found that most of the properties I would even consider investing in average a $200-$350 cash flow. Just wondering if these numbers seem right to you all?
