First Deal? Friend's Grandma's Single Family Home & Duplex.

BTW: I've never made deal in my life and this is my first post ever! I'm brand new to this world and I'm excited

The deal: After I talk to them and find out their family's situation and their grandma's situation (owner) - I'm looking to get them to sell to me and then sell to a buyer. This = help my friends & "fast cash".  BOOM. This would be my first deal if you can help me make it happen. So, I have some friends (they're all siblings & motivated sellers) who in the past have talked about wanting to sell their grandparents single family home and their multi-unit property. I hear they just wanted to split the cash. Grandma would move in with one of them.  Honestly, if I could buy one these properties, I would! I would love to buy-improve-resell, but that's jumping far ahead of my current skill set. Like I said - I'm brand new but and I don't have a lot of money. 

What can I do here? What do I need to find out about the properties? How do I start the conversation with my friends? Seriously - and then what?
