Mailers: Preferred Source for Addresses and assorted questions

Hey BP, Sam from NYC checking in. I haven’t been on in a while. Looking to get started on my first mailers by June 2018. I am looking to find 1-3 family Homes in the Brooklyn and Queens Markets. These properties will be fixed and flipped. I prefer to buy straight deals but have experience in short sales and inheritances. Looking to buy at max 50% ARV. I will be contacting absentee and elderly home owners. Open to other demographics as well. 1) What’s your preferred source for mailing addresses? 2) Do you have a source that can also provide phone numbers? 3) How does pricing work? Is it per address? 4) Any advice on what data you target to get better results on your mailers? Any random thoughts are welcomed as well. Thanks for any and all input. Sam.
