Marketing to Cash Buyers - I need some suggestions, PLEASE!

Hello,

I am currently marketing to cash buyers through direct mail. I've found sales data on recent cash purchases.

Now, I understand that if the buyer lives in a different address than at the property that was purchased, it is safe to assume the likelihood of that person being an investor is pretty high.

However, I'd like to know what would you suggest (should we send a letter) if the cash buyer lives at the property that was purchased versus a different address.

A little more detail... I pulled a list of 189 cash buyers. Roughly, 85 of these cash buyers live at a different address, while the remaining live at the same property address that was purchased. I am trying to cut cost with direct mail marketing.

Does anyone have experience and a response rate of cash buyers living at the same address?
